Marketing your property


  • Our services include providing market comparables to owner to determine lease amounts

    • Print Ads

  • Property showings to all tenant prospects showing the ability to qualify

  • Provide signage and a lockbox for maximum exposure of the property

 

Application process and Tenant approval


  • Comprehensive credit report including a criminal back-round check and previous rental history

  • Tenant must provide documentation confirming income and show ability to pay (no more than 50% of Monthly Gross Income paid to debt service)

  • Collect and maintain security deposit (equal to one month's rent)

    • Additional deposit (up to $250) for pet

  • Move-in and Move-out property inspection with tenant

  • Security deposit disbursement to tenant (upon lease expiration after move out inspection)

 

Maintaining your property value


  • Regular visits to the property to view the condition(exterior) when tenants are responsible for landscaping

  • Bi-annual safety and interior property inspections

  • Complete set of pictures and walk thru documentation of all amenities, equipment and appliances present at time of contract

  • Ensure routine and annual maintenance of equipment (RO, water softener, irrigation, etc)

  • Respond and complete to tenant requests for regular maintenance (plumbing leaks, appliances, etc.)

 

Management Fees


  • Property Set-Up Fee of $195

    • Flat one-time fee

    • Includes all marketing, advertising and management services to set up and lease property

  • 10-12% of the monthly lease amount ($75 minimum monthly fee) as payment for services each month

    • Percentage to be determined by the property and its requirements
